Why Retrofitting is Necessary? Properly retrofitted houses are made stronger against earthquake shaking and damage. This means your house is safer, and you've reduced the chance of injury or even death in a devastating earthquake. You have invested a lot of time and money into your older house.

Does retrofitting increase home value?

Seismic retrofits aim to reduce future damage caused by earthquakes, which in turn reduce the cost of rebuilding. ... The analysis suggests that in 2020 in California, seismic retrofit increases the resale value of home by 9.85%, significantly higher than the average cost to perform the retrofit.

How long does it take to retrofit a house?

The average time for a complete retrofit is a week. Larger homes or homes where there is need to open and re-close finished walls for work access will take longer. It is rare to have a retrofit project take more than two weeks. One of the most common homeowner complaints about contractors is that a job takes too long.

How do you know if your house has been retrofitted?

Using the Department of Building and Safety website, you can easily check to see if your building is on that list. Just enter your address into the search tool and click on the “Soft-story Retrofit Program Information” button once your building's information appears.

Are homes bolted to foundation?

Nearly all homes with slab foundations that were originally built to code will have anchor bolts or straps. However, if the house is not bolted to the slab, you have an earthquake weakness. Newer homes generally have anchor bolts or straps. If you have an unfinished garage, you may be able to see the anchor bolts.

Retrofitting to Passive House standards

Do houses collapse in earthquakes?

Fortunately, most of us live in wood-frame houses. In contrast, a brittle structure is unable to deform during an earthquake without collapsing. ... In an earthquake, your wood-frame house might survive, but your chimney, made of brick not reinforced with rebar, might collapse.

What does it mean for a house to be retrofitted?

Earthquake retrofitting (seismically retrofitting) a house is done to prevent displacement from the structure's concrete foundation. This makes a building safer and less likely to suffer damage during an earthquake. Retrofitting single-family homes is considered one of the cheapest seismic improvements available.

What is a soft story retrofit?

Soft-story seismic retrofitting addresses those oversights, adding the structural components needed for buildings to remain standing after an earthquake hits. Read on to find out how the process works and how cities are encouraging building owners to make these improvements.

Is earthquake retrofit tax deductible?

If your retrofit is completed on, or after, January 1, 2017, and before January 1, 2022, you may qualify for a credit on your taxes. ... If you do this, you can get credit for 30% of the qualified costs of your seismic retrofit.

Why is retrofitting needed?

Retrofitting reduces the vulnerability of damage of an existing structure during a near future seismic activity. It aims to strengthen a structure to satisfy the requirements of the current codes for seismic design. In this respect, retrofit is beyond conventional repair or even rehabilitation.

Are buildings earthquake proof?

There is no such thing as earthquake-proof construction, but experts say American buildings could be much more resilient for little additional cost. A multiyear federal study concluded that fixing buildings after an earthquake costs four times more than building them more strongly in the first place.

How do I know if my house is earthquake safe?

An easy way to know if your house is earthquake resistant is to call an engineer and get checked if the foundations of your home are weak (unbraced) and if the walls are crippled.

What are the techniques for retrofitting?

• Adding New Shear Wall.
• Adding Steel Bracing.
• Wall Thickening Technique.
• Base Isolation Technique.
• Mass Reduction Technique.
• Jacketing Method.
• Fiber Reinforced Polymer (FRP)
• Epoxy Injection Method.

What are crawl space cripple walls?

Wooden floors and stud walls are sometimes built on top of an exterior foundation to support a house and create a crawl space. These are called cripple walls and they carry the weight of the house. During an earthquake, these walls can collapse if they are not braced to resist horizontal movement.

Are California buildings earthquake proof?

The California Building Code establishes a minimum standard intended to protect life safety. Even a new building, following an earthquake, may have damage and be unusable. Most retrofitted buildings are not required to be fully compliant with the current California Building Code.

How much does soft story retrofit cost?

Through the Community Action Plan for Seismic Safety (CAPSS) analysis, it is believed that these retrofits will cost between $60,000 and $130,000, depending on the building size.

Is earthquake retrofit required?

Q: What is the Retrofit Ordinance and why was it passed? A: Los Angeles City Ordinance 183893, with amendments 184081, is a city law that mandates the earthquake retrofit of certain buildings if they cannot be proven to meet specific safety standards.

How are homes attached to foundation?

The sill plate is the first portion of framing that sits right on top of the concrete, which is the part that needs to be drilled for anchor bolts that attach the house to the concrete foundation. The studs are attached to the sill plate. ... Studs are the vertical walls — the "normal" walls of the house.

Is slab or raised foundation better?

If the building site has problematic soil, such as expansive clays, a raised floor foundation would perform much better than slab, as slab would most likely crack on this type of soil. ... A slab foundation is easier to construct when the grade of the build site is very low, meaning that there is little to no slope.

What is a retrofit inspection?
